Your own villa in the silence of the national park, in an authentic town, 30 km from the center of Rome. Nemi has everything you can expect from Italian life, stunning views of the lake, delicious local food, popular traditions, 2000 year old history, vast nature. The romantic English poet Lord Byron was very attracted to this environment and has stayed there several times. In summer it is less hot than in Rome, hence the Pope also has his summer residence in nearby Castel Gandolfo.
The house is in a gated community, on a hill and is easy to reach. The town center is a few minutes away via a well-constructed footpath.
The plot of land is more than 1000 m2 in size. The house consists of 2 floors, both of which are individually accessible. Because the house is built on a slope, both floors are directly accessible from outside. The house was built 40 years ago by a contractor for own use and is 'earthquake proof'. The construction is made of concrete and the walls are clad with natural stone. The modern way of building requires little maintenance. The current maintenance situation is good.
Upper floor: portico and a front door that opens directly into the living room with a fireplace. Furthermore, a separate kitchen, 2 bedrooms, bathroom with bath and wc, separate toilet. At this level there is a veranda on the backside.

Lower floor: living room, study room, 2 bedrooms, bathroom with shower, toilet.

The built-up area measured according to the land register is 240 m2. The house has central heating and an open fire place.
The garden gives a lot of privacy, and, as desired, shade or a spot in the sun.
